Thermal infrared inspection in Abilene, TX
A thermal camera sees what a visual inspection can't — temperature differences that point to moisture intrusion, electrical concerns, and insulation gaps.
Seeing temperature, not just surfaces
Thermal imaging uses an infrared camera to detect and visualize temperature differences across surfaces. Because many building defects — moisture, air leaks, missing insulation, overloaded circuits — change the thermal profile of surrounding materials, infrared can flag problems that look perfectly fine to the naked eye.
I use thermal imaging on every inspection I perform, at no extra cost. It's not offered as a standalone service — it works best alongside a full inspection so findings can be correlated with what's observed in person.
Important limitation
Thermal imaging identifies anomalies — it doesn't diagnose them with certainty. A temperature differential may indicate moisture, or it may reflect normal building variation. Follow-up with a moisture meter or other testing is sometimes needed to confirm what the camera sees.
Best conditions for thermal imaging
Temperature difference of at least 10°F between inside and outside
Performed when HVAC has been running (not immediately after being turned on)
No direct sunlight on exterior surfaces being scanned
Home in normal operating condition — not just after a renovation
What thermal imaging can reveal
Moisture & water intrusion
Temperature differentials can reveal moisture behind walls, ceilings, or floors that hasn't yet caused visible damage — catching leaks and intrusion early.
Electrical hot spots
Overloaded circuits, failing connections, and overheating components show as heat signatures in the panel and at outlets — findings a visual inspection can't reliably detect.
Insulation gaps & air leakage
Missing or poorly installed insulation and air infiltration show as temperature anomalies in exterior walls, attic floors, and around doors and windows.
HVAC performance
Infrared helps verify that conditioned air is actually reaching all areas of the home and that duct losses aren't pulling efficiency down.
Included with every inspection
Thermal imaging is included on every residential or commercial inspection I perform, at no extra cost — not as a standalone service. Images and anomalies are included in the same report so you have everything in one place.

Moisture and water intrusion behind walls or ceilings, electrical hot spots from overloaded circuits or failing connections, insulation gaps and air leakage, and HVAC performance issues.
Not by itself. It identifies temperature anomalies — it doesn't diagnose them with certainty. A differential may indicate moisture or may just be normal building variation; follow-up testing, like a moisture meter, is sometimes needed to confirm.
Ideally at least a 10°F difference between inside and outside temperature, HVAC that's been running rather than just turned on, no direct sunlight on the surfaces being scanned, and the home in normal operating condition.
Included with every inspection I perform
No need to request it or pay extra — thermal imaging is already part of the job.
