Common Questions About Home Inspections
Answers to the questions I hear most from homebuyers, sellers, and property owners. If you don't see your question here, give me a call.
Yes. I use a thermal imaging camera on every home inspection at no extra cost to check for hidden moisture, insulation gaps, and electrical hot spots.
No. I walk the roof whenever it's safe to do so. I only bring in the FAA Part 107 licensed drone when the roof can't be safely walked due to type, pitch, or steepness, and I have backup methods (360 camera, binoculars, ladder) if weather rules the drone out too.
Yes. I'm a 20-year Air Force fire service veteran, including service as Assistant Fire Chief of Prevention, Training, and Operations, before founding Phantom Inspections.
Abilene and the surrounding Big Country, Concho Valley, Heart of Texas, Permian Basin, and South Plains regions — 41 counties in all, stretching from Lubbock and Seminole in the west, up through Weatherford and Wichita Falls to the northeast, plus dozens of smaller communities in between. If you don't see your town named on the site, just ask — I cover more ground than most inspectors in this region, and I'll travel further for a mileage fee.
Yes, and it's a big part of what I do. Plenty of inspectors won't make the drive for a small community. If you're in a town where it's been hard to find someone willing to come out, that's exactly the kind of job I take.

Yes, in-house, never subcontracted out.
Yes, covering the primary residence plus outbuildings, wells, and other rural structures, though additional structures beyond the main home carry an added fee. Standalone aerial documentation of the land itself is also available if needed.
Absolutely, you're welcome to walk through with me. I'll also answer any questions you have on-site.
Yes, standalone aerial drone documentation is available separately from inspection work for construction progress, pre-construction site conditions, and insurance claims. Details on request.
I don't perform WDI inspections myself, but I arrange a licensed third-party WDI evaluation so it's coordinated with your home inspection.
Yes. I'm TREC licensed (#24764), AHIT-trained, an InterNACHI Certified Professional Inspector, CCPIA certified, and hold an FAA Part 107 Remote Pilot Certificate for drone work.
Yes, including Property Condition Assessments, commercial roof inspections, multi-unit properties, and draw inspections for lenders.
Yes, covering the roof, electrical, plumbing, and HVAC systems, the report most Texas insurers require on homes over 20-25 years old.
Pricing depends on the home's size and age. Text or call (325) 668-6411 and I'll give you an exact quote.
Yes, I offer phase inspections timed to your build schedule, including pre-pour foundation, pre-drywall, and pre-siding stages, so issues are caught while they're still accessible.
I check septic system operation only, typically by running water to see how the system handles a load. This isn't a full septic/OSSF inspection — for tank condition, sludge levels, or drainfield evaluation, I'd recommend a licensed septic inspector.
Yes, I check well system components and function as part of a home inspection. For anything beyond that, I'd recommend a licensed well service contractor for a full evaluation.
Not currently. I'll note any visible signs of concern in my report, but for actual testing I'd recommend a licensed environmental testing provider.
